Help Improve The Real Estate Industry By Doing This One Simple Thing


What's your impression of a "typical" real estate agent? Among other traits, you probably picture someone who's extremely outgoing (in the least), but maybe even more along the lines of aggressive or pushy. The crazy thing is that most agents are the exact opposite of that. Most aren't all that aggressive or pushy. And, sadly, the ones that aren't pushy and aggressive, often struggle to survive, let alone thrive as a real estate agent. The ones who are pushy and aggressive are typically the ones who do really well. They're the ones who survive and thrive. And they're the ones who create your impression of "typical"...even though they aren't typical. What is typical is that the pushy and aggressive ones tend to be the "top producing" agents. While they may be the "top" agents, that does not necessarily mean they are the "best" agents. Far too often, agents who truly would be great don't survive in this business, simply because they aren't pushy or aggressive. They fail to get enough business to make a difference in the perception. Writing a testimonial.

This probably sounds so basic. How could this suggestion help change the perception of the real estate industry? Because so many would-be-great real estate agents don't want to bother you and ask for one. They don't want to put you out. Maybe they just don't feel right even asking you for one. They may feel unworthy of asking for a testimonial. Maybe you haven't actually bought or sold a house through him or her. Or maybe they're very new in the business. That doesn't mean they aren't a great addition to the industry, or wouldn't do a better job than some of the top producing agents. But it's hard for them to provide much "proof" that they are worth hiring.  Write one for The Borders Team here

People need proof.

I can always use one.... Think about how much we all rely on reviews for even the simplest of purchases nowadays. You almost have to try and not read reviews to help form your decision on a purchase, or even a place you are going to eat at. The same goes for real estate agents. Reviews and testimonials help. A lack of them can hurt. And every agent has to start somewhere. And that somewhere is with very little proof that they are a good agent. And the proof most people look for is evidence that the agent has done tons of business. But to get tons of business as proof, the agent almost has to be pushy and aggressive. And, if they aren't, then they don't get enough business to stick around long enough to gain proof on their own. So, you can help the cause by simply going to bat for an agent you know, who may just not be super aggressive or pushy. Who may in fact be so humble, shy, or unaggressive, that they've never even asked you to write them a quick testimonial. So, please take this article as a request on their behalf. Would you please write the agent you know a testimonial, and give him or her a better chance at sticking around long enough to change what you picture as a "typical" real estate agent? (Unless of course you like and want to deal with pushy and aggressive agents. In that case...carry on.)

Awkward (But Real) Moments in Real Estate

Aside from the gratification that comes from working in real estate, there sure are a lot of extra perks -- namely, the entertainment. Sellphobia--Fear of putting your home on the Market

Sellphobia- Fear of putting your home on the Market or you'll be homeless.  

 

With today's current real estate market in the Louisville KY area and the Nation, inventory is down.   Inventory is hovering at a 3 month supply in our area and that makes it a very strong seller's market.   However, I hear and feel seller's are afraid to put their home on the market for fear it will sell and they can't find another suitable to their wants and needs. 

This could leave a seller homeless for weeks or months and possibly settling for a house they really don't LOVE.

Competing with pre-approved buyers who don't have something to sell is very difficult for a contingency buyer (one who has to sell to buy).  

If only there was a bridge loan.....nope, not many out there these days.

 

THERE IS HOPE !  I recently found a loan product that helps a seller with equity in their home compete with those pesky first time buyers or buyers with no sale contingencies.

 

There is a "contingency relief loan" with a local bank to help with up to 90% of a seller's home equity on a interest only loan for 12 months.   It does require pre-approval and eventually a contract but there is an option for those sellers on the fence.

KHC (KENTUCKY HOUSING CORPORATION) has announced they will be providing their Hardest Hit Fund Down Payment Assistance Program (HHF DAP), a forgivable second mortgage up to $10,000, again later this year. In the past, it has usually been during the summer. These funds will be limited and will be on first come, first served basis.

This option is only available for a very short period as the funds will run out.    Qualifying for a loan and having a house under contract is required to submit for the fund assistance.

According to the most recent Home Price Insights Report from CoreLogic, there are four times as many renters looking to purchase a home in the next twelve months than there are homeowners looking to sell. And as rents continue to rise around the country, the number of renters looking to transition to ownership will only increase.

(According to Realtor.com’s most recent Market Outlook Report from Q4 2017, rents rose in a whopping 78% of counties across the US year-over-year.)

Ever had an agent deny to show you a home because you weren’t pre-approved for a mortgage? It’s not because they’re mean, or they don’t value your business… it’s actually because they’re looking out for your best interests.

Let’s face it, shopping for a home before getting pre-approved for a mortgage is like walking into a grocery store without a wallet. You may have the desire to buy, but you lack the ability. Let’s cover some basics…

What is a mortgage pre-approval?

In a nutshell, a mortgage pre-approval is written assurance from a lender or broker that you’re able to borrow money to purchase a home up to a certain amount. It’s based on the income, employment and asset documentation you supply at the time of application, in conjunction with your credit history. So let’s look at the 6 reasons you should get pre-approved.

1. It carries more weight than a “pre-qualification”.

A pre-approval differs from a pre-qualification. With the former, the lender has actually checked your credit and verified your documentation to approve a specific loan amount (usually for a particular time period such as 30, 60 or 90 days). A pre-qualification can be useful as an estimate of how much you can afford to spend on your home, but it’s a less accurate indicator of your ability to purchase. A pre-approval always carries more weight.

2. You’ll know how much house you can afford and if it fits your personal Budget.

Getting pre-approved before you begin house hunting allows you to know how much house you can realistically afford. Knowing this narrows down the options and makes the selection process more efficient. Not to mention, it protects you from the unpleasant surprise of realizing the home you fell in love with doesn’t fit your budget.

3. It adds clout to your offer.

In many markets, homes attract more than one offer. If the sellers are weighing one offer against another, they may lean towards the one accompanied by a pre-approval letter. That’s because pre-approvals instill confidence that the buyer is financially capable of purchasing their home.

4. It could increase your negotiating power.

In addition to strengthening your offer when compared to buyers who haven’t taken this step, getting pre-approved may give you the upper-hand when negotiating the price. If the homeowner is eager to sell, they may be more willing to accept a lower offer from someone they’ve been assured is financially capable of purchasing their home.

5. It saves time.

Obtaining a mortgage is a lengthy process. Getting pre-approved ahead of time shortens the time between contract to close — this way you’re ready to proceed with finalizing the mortgage once you’ve found the home you want to purchase.

6. Without it, most agents won’t work with you.

Makes sense, too. Right? Think about it: when you hire an agent, he/she will invest countless hours showing you homes over the course of your house hunt. If you were in their shoes, wouldn’t you want assurance that your hard work would lead to a favorable outcome for both you and your client?

Scary New Legislation May Make It Easier For Non-Traditional Buyers To Secure Mortgages

Following the financial crisis of 2008, the Obama administration passed the Dodd-Frank Wall Street and Consumer Protection Act which, in an effort to clean up the mortgage industry, imposed stricter regulations around lending. The legislation completely changed the mortgage industry and made it much more challenging to secure a loan.

But now that the housing industry has recovered, new legislation has just passed that’s meant to loosen up some of the restrictions put into place under the Dodd-Frank Wall Street and Consumer Protection Act and make it easier for more people to get the mortgages they need to become homeowners.

Be careful, history repeats itself if we are not careful.   When you see no doc loans or 2-1 buy downs, prepare your financial house for an earthquake

According to a recent article from Realtor.com, the new legislation could be a complete game-changer for non-traditional borrowers who have struggled to obtain a mortgage. The legislation loosens regulations on small-to-mid-sized banks, allowing them to offer more loans to potential buyers—including those who have had credit issues or don’t have enough viable credit to get a loan today.
